We live in an apartment complex that is mostly 2 bedroom units in Sacramento County, CA. The owners converted a few of the units to what they call 3 bedroom units, except the third bedrooms do not have closets. They are basically just a room with a door leading to the rest of the apartment and a door leading out to the backyard. I am wondering if they can legally list these units as 3 bedrooms even though one of the rooms technically do not have the amenities the other rooms do.

Golden Gate ASHI Inspectors say a recent change in the California building code may make homes larger, at least on paper. The minimum ceiling height for living rooms, bedrooms, and other living space has been 7 feet 6 inches for many years, but the California code changes effective January 1, 2012, allow for residential ceilings to be as low as 7 feet, although some Bay Area jurisdictions, including San Francisco and Oakland, have amended the new code to keep the old ceiling height standard.

Existing Rooms. If an existing room has a ceiling lower than 7 feet 6 inches but higher than 7 feet, it may now be possible to consider it living space. The âaddedâ space resulting from this code change could increase home value when selling or refinancing. In order to qualify, the room must have adequate windows for light and ventilation. Additional requirements for heating, structural components, and other systems may also apply.

Is It a Bedroom? The âaddedâ space might count as a bedroom, if it has at least 70 square feet and no dimension less than 7 feet. It must also have a smoke alarm and an exterior door or an âescape and rescueâ window large enough to meet current standards. Building code does not require a closet, but some Realtors® and appraisers consider a closet part of the definition of bedroom.

Converting Unfinished Spaces. Previously, converting space with a low ceiling was often impractical due to the high cost of structural changes to increase ceiling height. The change in building code may eliminate this hurdle. In all other respects, requirements for âaddedâ space are the same as for any addition or alteration, requiring a set of plans prepared by a qualified architect showing how the new space complies with current requirements for light, ventilation, heating, fire protection, insulation, and Californiaâs Title 24 energy standards.

How to do create a beach bedroom?

Q. I want it to be relaxed, and with a slight nautical feel. The problem is, I have an attic bedroom, ith slanted ceilings, so Ican't paint my walls any other colour than white, or else it makes the room look smaller. Same with decorations, I can't hang any paintings, becaue I don't have ny vertical walls. my carpet is beige, and I have light brown furniture. What decorations which are becah themed could I use?? I'm putting sea glass in a jar, and wrap a ribbon around it, and I'm putting shells in a willow basket, which i'll hang from my ceiling, as it's only small. Any inspiration???? include any links etc. thanks for any sensible answers:)xxx

You do not have to stick to white. You just need to stick to light colours. A fresh ocean aqua marine (greeny blue) or a full on sky blue will set the first tone. White accents to bring in the classic beach house feel. Woven rugs ... greens or medium brown. This should be at the foot of your bed or in the centre of the room.

Brown (woody brown with textured fabric), a nautical blue or white linen. This should help tie into your furniture.

If you can paint nicely ... you could try painting wispy clouds on your ceiling for something a bit more fun.

You should take a photo of your room. It's easier to help people if you know what the space and furniture colour really looks like
